above standard prices apply only to land prices for domestic sales. |

above standard prices refer to the average land price of a certain grade of
land used for a designated purpose during a legal maximum land use term |
as at February 1,1999. |

announced standard land prices are subject to adjustments according to the
development plan of national economy and the development of the real |

estate market. |

land price of each individual lot is subject to adjustments on the basis of
the standard land prices and according to the location,trade,service and |
