注:(1)表中价格均为各级别土地的分用途基准价格;
(2)表中价格为各用途土地在法定最高使用年限下的土地使用权的平均价格,基准日为1998年6月1日;
(3)本基准地价只适用于外销宗地,不包括成片开发土地;
(4)综合和住宅用地基准地价为各级别区域平均容积率下的楼面价;工业用途在二、三、四、五级中为容积率为1或低于1时的楼面价,
其余为地面价
(5)表中综合用地指商业、金融或商业住宅、商业办公、商业金融、商业住宅办公等综合性用地;毛地指集体土地已完成征地的现状土地;
(6)三、四级位于浦东新区部分的基准地价可以在该基准地价水平的基础上,根据基础设施的开发情况向下调整,调整幅度在5%-15%。
(7)应用范围:本市基准地价主要用于指导土地市场交易价格,作为市、区(县)土地管理部门在土地一级市场中确定土地使用权出让
(外销)底价的依据。

Note:(1)Prices in the table are standard prices for the different uses of different grades of land;
(2)Prices in the table are the average prices of land use rights of land for different purposes within the legal maximum land use term as at June 1,1998;
(3)These standard prices are applicable only for lots for overseas sales,which do not include the development of tracts of land;
(4)Standard land prices for composite and residential land refer to the accommodation values under the average plot ratio in different grades of districts;for
industrial land graded from 2 to 5,the prices refer to the accommodation values with a plot ratio of 1 or less,otherwise they refer to the site values;
(5)Composite land refers to land designated for composite use such as commercial,financial or commercial residential,commercial-office,commercial-
financial,commercial-residential-office composite purposes;raw land refers to requsitied collectively-owned land in its existing status;
(6)Standard Land Prices for land of Grades 3-4 within Pudong New Area can be lowered by 5%to 15%based on the development status of infrastructure;
(7)Applicable area:Standard Land Prices of Shanghai serve mainly as indicators for the transaction prices of land,such that land administration authorities
governing the municipal area or districts(counties)can refer to when they determine the reserve price of land use rights grants for overseas sales in the
first tier market.
